Start with timing. If you want to move in this year, your list is short: Windchants or The Heartsong on resale. Both are finished, lived in, and you can see the exact flat before you pay.
If you can wait a few years, the new launches give you a fresh home and a payment plan spread over construction. The Trillion puts you in central Gurgaon; Windchants Nova gives you a new tower inside a finished estate; One42 is for buyers who want Golf Course Road and very large homes.
Buying early for value? Emerelle Reserve in Sector 88A has the lowest entry price — just wait for its RERA number before paying anything serious. And if you’d rather own land, look at The Westerlies plots, or Hub@108 for a shop-cum-office.
Right now, Emerelle Reserve in Sector 88A has the lowest expected starting price, around ₹3.75 Cr*. On resale, smaller homes at The Heartsong can come in lower — it depends on what’s on the market that month.
Windchants in Sector 112 and The Heartsong in Sector 108 are finished and lived in, so you can move in soon after registration. The Westerlies plots are delivered too, if you want to build your own house.
All the launched ones are. The only exception today is Emerelle Reserve in Sector 88A, which is still at pre-launch — its RERA number is awaited, so keep any payment there refundable.
